§ 45-57-260-04

04Functions and Duties.It shall be the function and duty of the planningcommission to make and maintain in an up-to-date manner a master plan and toadopt appropriate zoning regulations as provided by Section 45–57–260.08 forthe physical development of the county. The plan and regulations with the accompanying maps, plats,charts, and descriptive material shall show the planningcommission’s recommendations for the use and development of theterritory of the county. The zoningregulations shall also include a zoning plan for selected areas for the controlof the height, area, bulk, location, use of buildings, and land. As the whole master plan and preparationof zoning regulations progresses, the planning commission, from time to time,may adopt and publish a part or parts thereof, covering one or more majorsections or divisions of the county. Theplanning commission from time to time, may amend, extend, or add to the plan or regulations as herein provided.Nothing in this article shall be construed to impair the right ofeminent domain conferred on railroads and utilities, both public and private,or their right to construct, use, and maintain structures reasonably
