05. Requirement for deed before action against current occupant of foreclosed property. (a) No purchaser from a foreclosure auction or other auction shall issue a notice to quit or otherwise initiate an action for possession, ejectment, or their equivalents, or charge rent, fair use and occupancy, or their equivalents, against a current occupant unless a deed transfers the property to the purchaser and the deed is recorded at the Recorder of Deeds.
