Complaints for the confirmation of title without registration may be made by the following persons:\nFirst, Persons who claim, singly or collectively, to own a legal estate or easement or right in land held and possessed in fee simple.\nSecond, Persons who claim, singly or collectively, to have the power of appointing or disposing of a legal estate or easement or right in land held and possessed in fee simple.\nThird, Infants and other persons under disability, by their legally appointed guardians; but the person in whose behalf the petition is made shall be named as plaintiff.\nFourth, Corporations, by any officer duly authorized by a vote of the corporation or its governing board.
