As used in ORS 86.160 to 86.185:\n(1) 'Late charge' means a sum payable by a mortgagor to the holder of a mortgage pursuant to a note or mortgage to compensate the holder for servicing and other costs attributable to the receipt of mortgage payments from the mortgagor after the date upon which payment is due.\n(2) 'Mortgagor' includes the grantor under a deed of trust.\n(3) 'Mortgage' includes a deed of trust.\n(4) 'Residential real property' means a single-family, owner-occupied dwelling and appurtenances.
