(1) A transfer on death deed:\n(a) Except as provided otherwise in paragraph (b) of this subsection, must contain the essential elements and formalities of a properly recordable inter vivos deed;\n(b) Must state that the transfer to the designated beneficiary is to occur at the transferor’s death;\n(c) Must identify the designated beneficiary by name; and\n(d) Must be recorded before the transferor’s death in the deed records in the office of the county clerk for the county in which the property is located.\n(2) A beneficiary designation that identifies beneficiaries only as members of a class is void.
