(a) Effect on unauthorized uses.--This chapter does not authorize a use of real property which is otherwise prohibited by: (1) zoning; (2) law other than this chapter regulating use of real property; or (3) a recorded instrument which has priority over the environmental covenant. (b) Effect on authorized uses.--An environmental covenant may prohibit or restrict uses of real property which are authorized by zoning or by law other than this chapter.
