Mortgagee or the managing entity (hereinafter referred to as the 'creditor') may foreclose on the lien constituted either pursuant to public sale before Notary Public who act as an independent auctioneer named by the Mortgagee in compliance with the terms and conditions of this Act or, pursuant to a judicial proceeding available under law before a court of competent jurisdiction in Puerto Rico, as provided for herein.
