The assignment in usufruct shall be made without subjection to the provisions of § 1573 of Title 31 for an unlimited term and shall terminate only if the usufructuary fails to devote and use the land the object of the usufruct for the purposes and according to the terms stated in the instrument constituting the usufruct.
